Homeowners Association Meeting Minutes-- November 13, 1997

Monthly Board Meeting

The meeting was called to order by President Curtis Mays.

The minutes from the October 9th meeting were made available.

Treasurers report: $4482.44 in the checking account. $30, 742.68 in the savings account. There is still $1285 outstanding from homeowners dues. The homeowner with the lien on the house paid all but $100. Rick will call Terry Simpson and advise him we need more money before the lien is released. Ron will send certified letters to the delinquent homeowners.

There were no committee reports.

Old Business:
The Kingston Water Company easement was discussed. There will be a meeting with Henry Meyer to discuss exactly what their requirements are. The water company will draft the easement and we can have our Attorney review it. Also, there will be some discussion of the landscaping problem around the current water tower. Two thirds of all Tefft Hill residents must approve the easement before it can be granted. It will be voted on at the annual meeting.

Declarant issue is now settled since both lots have been sold. The landscaping issue on Wingate is now settled. A request for a building permit was applied for November 7th.

Detention Pond Issue: The revised consent decree is waiting for signatures and for the work to be done. We hope the issue will finally be settled by early spring.

New Business:
Rick Kasper wrote a letter to Floyd Keith thanking him for all his help on Halloween with the URI football team. The letter will be given to the Secretary to be put on Tefft Hill letterhead and signed by the President.

Insurance issue. Curtis will speak with Todd Buckley regarding insurance requirements.

The next meeting will be December 11th at South Road School.
